How Bolt Digital turned Google and Facebook into a qualified sales pipeline for a niche, high-ticket construction company.
This wasn't your typical lead gen project. The client built luxury prefabricated passive homes — a niche, high-ticket product that appealed to a very select demographic of wealthy, land-owning buyers across a massive geographic area spanning Southern Ontario.
They had tried running ads before, but nothing stuck. Their website wasn't ranking for any relevant search terms. The few customers they had came from word of mouth and personal networking. In an industry where a single sale can be worth hundreds of thousands of dollars, they needed a digital strategy that could consistently surface hot, qualified leads — people who already owned land and were ready to build.
Bolt Digital launched a coordinated campaign across Google Ads, Facebook Ads, and SEO starting in November, designed to capture demand at every stage of the buyer journey.
Built geographically segmented search campaigns targeting different regions across Southern Ontario — South Ontario excluding Toronto, Toronto only, and Brighton within 50km — to test where demand was strongest. Ad copy and keyword targeting were tailored to high-intent queries around prefab homes, passive houses, and custom home construction. The South Ontario campaign emerged as the top performer at $42 per conversion, and budget was optimized toward what was delivering.
Facebook became the primary lead engine. Bolt Digital ran lead generation campaigns using Meta's lead forms to capture interest from prospective buyers across the target area. The campaign reached over 71,000 people and generated leads at just $5.22 each — an extraordinary cost per lead for a luxury construction product. An event promotion campaign was also run, generating 41 RSVPs at just $2.44 each.
Keyword research focused on the niche terminology buyers use when searching for prefab and passive house construction. On-page optimization, content strategy, and link building pushed multiple keywords from unranked to the first page, with two terms reaching the #1 position on Google Canada.
